Cityplace is a seven storey residential condominium project located on Fairfield Road near downtown Victoria. The L shape building form is intentionally simple and features strong urban streetwalls along both Fairfield Road and the mid-block right-of-way to the east providing pedestrian access thru to St. Ann’s Academy. The tripartite façade treatment of base, middle and top is robustly expressed using exterior finishes of brick, exposed concrete and stucco infill with a large overhanging roof uniting the architectural composition.

A total of 53 suites is accommodated plus 2 levels of underground parking. Most units are relatively compact and feature one or two bedrooms on a single level. There are also 3 larger two level units with sweeping views southward at floors 6-7. A secluded south facing landscaped courtyard for resident use is located away from the street at ground level. Street level suites facing Fairfield Road have individual entry terraces separated by low brick walls and gates from the public domain.

As project architect, Jim was responsible for overseeing design and all project phase services while directing his team at Merrick Architecture Borowski Sakumoto Fligg Limited. City approvals included a development permit issued for the FSR 2.50 scheme.
